Maximise additional living space with second living area that could also be used as a master bedroom later

Space for 2 separate work from home desks not too close to each other for noise
Consider if a rooftop entertaining area is possible if not crazy expensive. If not, then possibly a balcony on top of the carport?

Questions/considerations

Do we need to get rid of the olive tree before we start? Don’t want to have to keep it if it doesn’t work with the plans.

Carport/ outdoor living / backyard

Carport dual purpose car accommodation and outdoor dining
Shelves/storage under carport. On south boundary fence from back of house to lane way. Floor to ceiling with lockable doors. Approx 10,000mm width, 3,000mm height and 450mm depth. Varying sizes to account for brooms, tools, Christmas decorations, suitcases, sleeping bags, tools, boogie boards, etc.
Large, possibly double garage door (even if it extends past the carport roofline??might look weird) to make it really easy to drive in an out
A lockable door to the lane way. A normal swinging external door.
Spot for festoon lights to be plugged in.
Under cover extendable washing line.
Ceiling clad with cement sheet/painted white. Clean look
Spot for bbq
Ceiling fan
Good lighting for entertaining
Bracket for outdoor tv and antenna cable
Power sockets in carport
Tiles, concrete, brick flooring
Brick wall for bouncing ball/basketball net. Able to mount a net on top of to stop ball going over fence
Spot for EV car charger
Grass area

Study/stairs

Spot for a work from home desk in the same room as the base of the stairs. Ensure background for video calls is clean background
Extra storage if possible, particularly overflow kitchen stuff (trays, containers, etc)

Upstairs

Maximise wardrobe for both clothing and additional storage such as extra linen, Christmas decorations, suitcases, sleeping bags
Bathroom with reasonable floor space so it doesn’t feel too tight
Separate toilet
Ability to put up a dividing wall at a later stage if wanted to split in to two bedrooms
Need to be able to close a door upstairs to contain noise/separate the living areas if upstairs and downstairs tvs are on at the same time, etc. Should be quite sound proof for playing musical instruments, etc
Spot for second work from home desk
Soundproof between levels

Rooftop (only if not massively more expensive)
